How it’s calculated

The formula

Per push = Lot ÷ Pace × Hourly cost ÷ (1 − Margin) · Salt = Lot ÷ 1,000 × lb per 1,000 sq ft × Price per lb

With the example numbers: 40,000 sq ft at 30,000 sq ft an hour is 80 minutes, so $266.67 a push at a 30% margin, plus $85.71 for salt. Snowfall, lot layout, islands and stacking room change the time a lot, and so do local prices; these inputs are examples. A seasonal contract shifts the weather risk to you, so price it from a few seasons of local event counts.

Using the number

What to do with it

  • Spell out the trigger depth, response time and what happens after a big storm in the contract; the snow removal contract template covers it.
  • Plows, spreaders and trucks need service before the first storm, not during it.
  • Log every push and salt run with the time; it’s your proof when a slip-and-fall claim comes in.

Questions

Good to know

How do you price commercial snow removal?

Estimate plowing time (lot area ÷ your plow pace), multiply by the truck and driver cost per hour, add salt by the pound, and divide by (1 − your margin). Seasonal prices multiply by expected events.

Per push or seasonal contract?

Per push passes the weather risk to the customer; a seasonal contract gives them a fixed price and passes the risk to you.

How much salt does a parking lot need?

It depends on temperature, the product and the storm. Use your own application rates per 1,000 square feet.
